Historic charm, a creative spirit, and riverfront parks, all just a short drive from Ann Arbor.

Ypsilanti, or "Ypsi" to locals, has a personality all its own. Known for its historic architecture, independent businesses, university energy, and strong sense of community, it's a place that attracts people who want character as well as convenience.

If you're thinking about a move in Washtenaw County, here's what makes Ypsilanti worth a closer look.

City vs. Township: Know the Difference

One of the most useful things to know: "Ypsilanti" can mean two different places. The City of Ypsilanti includes the historic downtown, Depot Town, and Eastern Michigan University. Ypsilanti Township surrounds the city and covers a larger area, with more suburban neighborhoods, newer subdivisions, and lakes and parks.

The two have different local governments, services, and property tax rates, and school district boundaries vary across the area. When you're looking at a specific home, always confirm which municipality and school district it's in.

Depot Town and Downtown

Depot Town is Ypsi's historic gathering spot, with 19th-century brick buildings, locally owned restaurants and shops, and a lively, walkable feel. It's also home to the Ypsilanti Farmers Market and sits near Frog Island and Riverside parks.

Downtown Ypsilanti, a short walk away, adds more dining, coffee shops, and community events. History lovers will also enjoy the Michigan Firehouse Museum and the Ypsilanti Automotive Heritage Museum, along with the iconic Ypsilanti Water Tower, one of the city's best-known landmarks.

Parks, the River, and the Outdoors

The Huron River runs right through Ypsilanti, and the community makes the most of it.

• Riverside Park and Frog Island Park offer green space along the river near Depot Town and host community festivals and events.

• The Border-to-Border Trail passes through Ypsilanti, connecting toward Ann Arbor for walkers, runners, and cyclists.

• Ford Lake in Ypsilanti Township offers boating, fishing, and lakeside parks.

• Rolling Hills County Park in Ypsilanti Township is a family favorite, with a seasonal water park, trails, and winter sledding.

Housing Styles

Ypsilanti offers a wide range of home styles, which is part of its appeal:

• Historic homes, including Victorians and older craftsman-style houses, in and around the city's historic district

• Mid-century ranches and bungalows in established neighborhoods

• Newer subdivisions and condos, especially in parts of Ypsilanti Township

Buying a historic home? Ask whether the property is in a local historic district. Exterior changes may require approval, so it's worth understanding the guidelines before you plan renovations.

Getting Around

Ypsilanti sits near I-94 and US-23, making it convenient for commuters heading to Ann Arbor, Detroit, or Detroit Metro Airport. TheRide (the Ann Arbor Area Transportation Authority) provides bus service connecting Ypsi and Ann Arbor, and the B2B Trail gives cyclists another option. Commute times vary by route and time of day, so test-drive your commute before you buy.

Questions to Ask Before You Buy in Ypsilanti

• Is the home in the City of Ypsilanti or Ypsilanti Township?

• Which school district serves the address?

• Is the property in a historic district, and what guidelines apply?

• How walkable is it to Depot Town, downtown, parks, or the B2B Trail?

• What are the property taxes and any special assessments?
